JFK South Zone A

A network between Kirchberg and Weimershof

The site to be built is located on a narrow, sloping strip between Avenue John F. Kennedy, the main artery on the Kirchberg, and Rue du Fort Thüngen. Its distinctive feature is being “crammed” in between the impressive architecture of the European Institutions and the residential district of Weimershof.

The volumes on which the concept is based envisage buildings fronting onto the road along Avenue John F. Kennedy, with the buildings being taller opposite the new building for the Secretariat of the European Parliament, and with groupings of smaller dimensions ensuring a visual connection with the Weimershof district.

In an effort to ensure a gentle transition, the project is placing small squares and interior courtyards at the centre, connected by gateways that will allow residents to walk between the buildings and to meet with neighbours. The tiered architecture oriented towards the south-west gives the opportunity to take advantage of the roofs to install green, sunlit terraces there which are open to co-ownership. The underlying masterplan also allows the sun’s rays to penetrate in, and ensures a view towards the neighbouring countryside.

Along Rue Fort Thüngen, a ribbon of town houses opens directly onto public spaces, thus forming a link with the existing district.

On the Avenue John F. Kennedy side, the ground-floor spaces are intended for offices, shops and SME-led services. The project should thus encourage urban activity to complement the major structures already present on the Kirchberg plateau. The intention is to attract greengrocers and cafés, along with repair shops, small start-ups and cultural initiatives. Basins on the avenue will collect rainwater and ensure a pleasant climate in this highly-frequented area.

For the residents of the co-owned properties, the project designers are proposing shared solutions, arranged around interior courtyards (shared vegetable patches, greenhouses, laundries, events rooms, gyms, bedrooms for visitors, etc.)

The parking areas will be grouped at the two ends of the project, and the number of parking spaces available for private cars will be reduced by half, since the “European Parliament” tram stop is located immediately opposite, on the north side of Avenue John F. Kennedy.

The project comprises eight blocks of apartments, with around 208 units.
